A Guide to Shoals Real Estate

Located about two hours or less from four major cities—Memphis, Nashville, Birmingham, and Huntsville—the Shoals is a unique place to live, and yet the cost of living here is well below the national average. Whether it’s a historic house in one of the downtown areas, a suburban, newly built home, or property on the lake with views of a gorgeous sunset—the Shoals area offers it all.

Historic Downtown Florence and Tuscumbia
Downtown Florence and downtown Tuscumbia offers residents an eclectic mix of historic, single-family homes and converted condos, all in the heart of downtown. Living downtown gives you the convenience of having shops, cafes, and restaurants just a few blocks away so you can walk or ride a bike. Some of the main residential areas in historical downtown Florence include Wood Avenue, Seminary-O’Neal Historic District, and Walnut Street. Downtown Tuscumbia has a wide variety of architecture in its downtown. The main residential streets in Tuscumbia are Main Street, Sixth Street, and Commons Street.

Lake Living
The Shoals sits along three lakes, making the area a prime location if you are looking for a place to live on the water. Beautiful sunsets on the Tennessee River with family and friends create memories to last a lifetime. Lake living is ideal for anyone who wants to relax on the pier and have access to the water from their own backyard. Lake homes are located all throughout the Shoals area. In Florence, neighborhoods with lake access are mainly located on Highway 72 and right outside Florence on St. Florian’s County Road 47. River Road in Muscle Shoals is another area in the Shoals where lake properties are located. In Sheffield, the Montgomery Avenue, Park Boulevard and River Bluff Drive offer lake living with some of the most scenic views. Killen and Rogersville are also great locations if you’re considering a lake home.

Established and New Builds
If you’re looking for an area away from downtown but that still has character, the Shoals has established neighborhoods throughout Florence, Sheffield, Muscle Shoals and Tuscumbia. New subdivisions with recently built homes are also abundant in the area. Many subdivisions are also still offering lots for sale so you can custom build your home. Whether you want a new patio home, a great family home in a subdivision, or want to customize a new house to suit your needs, the Shoals has many options.
